<p>Before writing a mortgage, it is important to get all the information that<br />
is currently available.  This is essential for you to do.  Knowing the<br />
rates in the market place will be very helpful for you to make the best deal.<br />
Fortunately, on the internet there is a lot of information about<br />
mortgages that is readily available.  It is important to read all  of the<br />
information that you can find and understand it; ask for help if you<br />
need help.  However, be very cautious about the content of some<br />
websites.  Always check to be sure  the mortgage articles you are<br />
reading are up-to-date; second opinions are usually helpful.<br />
When reading mortgage articles it is important to understand the<br />
various fees and services involved within the mortgage industry.<br />
From entry and exit to insurance costs and administration fees, you<br />
have be aware of what each fee means and how it applies to your<br />
mortgage.</p>
<p>In the USA. the two most basic types of mortgages are:  The<br />
fixed rate mortgage and the adjustable rate mortgage.  Fixed rate<br />
mortgages have a fixed interest rate over the life of the mortgage.<br />
Adjustable rate mortgages have interest rate that will adjust, periodically<br />
over the life of the mortgage.  Adjustments are based upon specific<br />
market indexes and usually have a cap over which adjustments will<br />
not exceed.  Mortgage terms may be written for 5, 10, 15, 20, and<br />
30 years.</p>

the mortgage process.  You can find an online lender<br />
with very little hassle! Here&#8217;s how to find a reputable<br />
Lender online:</p>
<p>Ask friends, family and neighbors</p>
<p>If you live in California now, some of the people you<br />
know may have used an online California Mortgage<br />
Lender to finance their home. Ask your close friends<br />
for a personal recommendation.  Ask co-workers,<br />
family members and neighbors, too.  A personal<br />
referral is a good way to learn about the good&#8211;and<br />
bad&#8211;experiences people have had with various<br />
mortgage lenders.</p>
<p>Watch out for predators</p>
<p>&#8220;Predatory lending&#8221; is used to describe any lender that takes<br />
advantage of borrowers. Some of their tactics include charging<br />
high, unnecessary fees (often called &#8220;junk fees&#8221;), pushing<br />
borrowers into a loan they can&#8217;t afford, or lying to deceive clients.<br />
Cautiously review all fees and charges&#8211;the lender is required to<br />
give you a &#8220;good faith estimate&#8221;&#8211;plus the fine print,including loan<br />
terms and prepayment penalties. Look for information that<br />
sounds like it could be questionable or misleading, or any terms<br />
that are vague and unspecific. Beware when lenders have large<br />
differences in their offering.  Be certain that you understand the<br />
information you are being given and compare different lenders.<br />
Check with officials.  All California Mortgage Lenders and<br />
Brokers should be licensed with either The California<br />
Department of Real Estate or The California Department of<br />
Corporations. To help you know which Mortgage Lender is<br />
legitimate and has a good reputation, ask these agencies if<br />
your lender is licensed. Do not consider a lending company<br />
that is not licensed or has allowed its license to expire.<br />
Be sure to check with your city&#8217;s Better Business Bureau<br />
office,  too. Very often they will have a record of any<br />
complaints that may have been filed against the Mortgage<br />
Lender you choose.</p>

			<content:encoded><![CDATA[<p>Trying on clothing, suits, dresses, trousers or shoes before buying them is quite normal.<br />
People like to know that the  clothes that they are buying fit, feel comfortable and they<br />
are attractive.  What about a home?  For most us, our home is the most expensive<br />
purchase we’ll ever make. Don&#8217;t you think such a large expenditure deserves a &#8220;try on&#8221;<br />
before you purchase it?</p>
<p>What  do I mean?  Well, most folks look for a home in a convenient and safe location for<br />
themselves and their family.  Being near work, schools, shopping and recreation is<br />
important.  Commuting everyday is also important.  Why not consider the daily,<br />
weekly,and even monthly activities of family members, too?  While you are looking<br />
at a house,try to see how you and your family will use each room and area.</p>
<p>Case Study</p>
<p>I was working with a young, single friend named Carolyn to find and buy her first<br />
home.  She worked for a large corporation, was moving up  in the company.  She<br />
wanted to buy her own home and be able to take advantage of the tax breaks<br />
available to home owners.  She asked me to advise her about  selecting a home.<br />
During our conversation,  she told me what she was looking for; I explained the<br />
many advantages of home ownership.  We made a list of what mattered to her.<br />
Then we went house hunting.  We looked at a lot of houses.  After we came out<br />
of each one, we had a talk about how it compared to Carolyn’s list.</p>
<p>One of the houses we saw a lovely Victorian style house that was made of brick,<br />
had a fireplace in the living room, and had patio doors opening from the master<br />
bedroom and dining rooms to an large deck with a hot tub. It was beautifully<br />
decorated in Victorian style. There was a brass bed, some wicker, many healthy<br />
house plants, and some Victorian pieces of furniture that were actually old,</p>
<p>family pieces. Silver framed family photos wereclustered on top of the piano.<br />
This home was taken care of, very well. As we were leaving the house, Carolyn<br />
started down the steps to the car and then stopped.  She looked bewildered.<br />
I asked what was wrong, and she  said, “That house is so nicely decorated<br />
and so pretty, I just loved looking at it and didn’t give a thought to how I’d<br />
live in it.  I just wanted it.”</p>
<p>We turned around and went back into the house.  Carolyn still loved what<br />
had been done with the house, but decided it wasn’t right for her.</p>

<p>Many of us make health-related resolutions, like losing weight, stop smoking or join the neighborhood health club. While it is common to set high goals, experts say that setting smaller goals could do more for our health.</p>
<p>&#8220;Small steps are achievable and are easier to fit into your daily routine,&#8221; says James O. Hill, Ph.D., Director of the Center for Human Nutrition at the University of Colorado Health Sciences Center. &#8220;They are less overwhelming than a big, sudden change.&#8221;</p>
<p>Here are 10 steps to try:</p>
<p>1. Stop gaining weight.  Gaining just a pound every year adds up quickly.</p>
<p>2. Take more small steps. Use a pedometer to count your daily steps; the steps add up quickly. Keep adding steps, 1,000 to 2,000 each month or so, until you take 10,000 steps on most days. Your target is 10,000 steps per day as an average based upon a month of counting steps.</p>
<p>3. Eat breakfast. Breakfast eaters tend to weigh less and have better diets overall. For a filling and nutrition-packed breakfast, top Whole Grain Total® with fresh fruit slices and low-fat or fat-free milk.</p>
<p>4. Switch three grain servings each day to whole grain. If you&#8217;re like the average American, you eat less than one whole grain serving a day.</p>
<p>5. Have at least one green salad every day. Eating a salad (with low-fat or fat-free dressing) is filling and may help you eat less during the meal. It also counts toward your five daily cups of vegetables and fruits.</p>
<p>6. Trim the fat. Fat has a lot of calories, and calories count. Purchase lean meats, eat poultry without the skin, switch to lower-fat cheeses, use a nonstick pan with only a dab of oil or butter.</p>
<p>7. Consider calcium by including two or three daily servings of low-fat or fat-free milk or yogurt. Dairy calcium is good for bones and may also help you lose weight.</p>
<p>8. Downsize. The smaller the bag, bottle or bowl, the less you will eat.</p>
<p>9. Lose just 5 to 10 percent of your current weight. The health benefits are huge-lower blood pressure, blood sugar, cholesterol and triglycerides.</p>
<p>10. Keep track of your eating. Write down what you eat for a couple of days and look for problem spots. Often, just writing things down can help you eat less.</p>
<p>Learning to eat a healthy diet is a lifestyle change you should be willing to make.</p>

			<content:encoded><![CDATA[<p>I received the following  information from a friend I trust.  However,<br />
I do not know how valid the article is, since I know Dr. Krauthammer<br />
does not provide information to the public.</p>
<p>This article provides information for you.  Read and decide!</p>
<p>Dr. Krauthammer is on Fox News.  He is an M.D. and he is paralyzed from<br />
the neck down.  Be forewarned on what is happening.  A friend went to<br />
hear Charles Krauthammer.  What he says the comments are . This is<br />
Very serious for the direction of our country.  The ramifications are<br />
staggering for us and our children.</p>
<p>Last Monday was a profound evening hearing Dr. Charles Krauthammer<br />
speech to the Center for the American Experiment.  He is brilliant<br />
intellectual, seasoned and articulate.  He is forthright and careful in<br />
his analysis, and never resorts to emotions or personal insults. He is<br />
not a fear monger or an extremist in his comments and views.  He is a<br />
fiscal conservative and has a Pulitzer Prize for his writing.  He is a<br />
frequent contributor to Fox News and writes weekly for the Washington<br />
Post.  The entire room was held spellbound during his talk.  His<br />
comments were profound.  We are living in uncharted waters economically<br />
and internationally.  Even 2 Democrats at my table agreed with everything he<br />
said!  If you feel like forwarding this to those who are open-minded and<br />
have not drunk the Kool-Aid, feel free.</p>
<p>Summary of his comments:</p>
<p>1.    Mr. Obama is a very intellectual, charming individual. He is not<br />
to be underestimated. He is a cool customer who doesn&#8217;t show his<br />
emotions.  It&#8217;s very hard to know what&#8217;s behind the mask.  The taking<br />
down of the Clinton dynasty from a political neophyte was an amazing<br />
accomplishment.  The Clintons still do not understand what hit them.<br />
Obama was in the perfect place at the perfect time.<br />
2.    Obama has political skills comparable to Reagan and Clinton.  He<br />
has a way of making you think he&#8217;s on your side, agreeing with your<br />
position, while doing the opposite.  Pay no attention to what he SAYS;<br />
rather, watch what he DOES!<br />
3.    Obama has a ruthless quest for power. He did not come to<br />
Washington to make something out of himself, but rather to change<br />
everything, including dismantling capitalism.  He cannot be<br />
straightforward on his ambitions as the public would not go along.  He<br />
has a heavy hand, and wants to level the playing field with income<br />
redistribution and punishment to the achievers in our society.  He would<br />
like to model the USA to Great Britain or Canada.<br />
4.    Obama has three main goals.  They are for the Federal<br />
Government to control: ENERGY, PUBLIC EDUCATION, &amp; NATIONAL<br />
HEALTHCARE.  He doesn&#8217;t care about the auto or financial services<br />
industries, but he got them as an early bonus.  The cap and trade will<br />
add costs to EVERYTHING and stifle growth.  Paying for FREE college<br />
education is his goal.  Most scary is his healthcare program, because<br />
if you make it FREE and add 46,000,000 people to a Medicare-type<br />
single-payer system, the costs will go through the roof.  The only way<br />
to control costs is with massive RATIONING of services, like in Canada.<br />
God forbid.<br />
5.    He&#8217;s surrounded himself with mostly far-left academic<br />
types.  No one around him has ever even run a candy store.  But they are<br />
going to try and run the auto, financial, banking and other industries.<br />
This obviously can&#8217;t work in the long run.  Obama&#8217;s not a socialist;<br />
rather he&#8217;s a far-left secular progressive bent on nothing short of<br />
revolution.  He ran as a moderate, but is governing from the hard left.<br />
WATCH WHAT HE DOES, NOT WHAT HE SAYS.<br />
6.    Obama doesn&#8217;t really see himself as President of the<br />
United States, but more as a ruler over the world.  He sees himself<br />
above it all, trying to orchestrate and coordinate various countries and<br />
their agendas.  He sees moral equivalency in all cultures.  His apology<br />
tour in Germany and England was a prime example of how he sees America,<br />
as an imperialist nation that has been arrogant, rather than a great<br />
noble nation that has at times made errors.  This is the first President<br />
ever who has chastised our allies and appeased our enemies.<br />
7.    He&#8217;s now handing out goodies. He hopes that the bill<br />
(and pain) will not come due until after he&#8217;s reelected in 2012.  He<br />
would like to blame all problems on Bush from the past, and hopefully<br />
his successor in the future.  He has a huge ego, and Mr. Krauthammer<br />
believes he is a supreme narcissist.<br />
8.    Republicans are in the wilderness for a while, but will<br />
emerge strong.  We&#8217;re pining for another Reagan but there will never be<br />
another like him.  Krauthammer believes Mitt Romney, Tim Pawlenty<br />
and Bobby Jindahl (except for his terrible speech in February) are the<br />
future of the party.  Newt Gingrich is brilliant, but has too much<br />
baggage.  Sarah Palin is sincere and intelligent, but needs to really be<br />
seriously boning up on facts and info if she&#8217;s to be a serious candidate<br />
in the future.  We need to return to the party of lower taxes, smaller<br />
government, personal responsibility, strong national defense, and states<br />
rights.<br />
9.    The current level of spending is irresponsible and outrageous.<br />
We&#8217;re spending trillions that we don&#8217;t have.  This could lead to<br />
hyperinflation, depression or worse.  No country has ever spent<br />
there way into prosperity.  The liberal media is giving Obama,<br />
Reid and Pelosi a pass because they love their agenda.  But<br />
eventually the bill will come due and people will realize the huge<br />
bailouts didn&#8217;t work, nor will the stimulus package.  These were<br />
trillion-dollar payoffs to Obama&#8217;s allies, unions and the Congress<br />
to placate the left, so he can get support for #4 above.<br />
10.    The election was over in mid-September when Lehman<br />
brothers failed, fear and panic swept in.  We had an unpopular President<br />
and the war was grinding on indefinitely without a clear outcome.  The<br />
mantra of change caused people to act emotionally.  Any Democrat could<br />
have won this election; it was surprising it was as close as it was.<br />
11.    In 2012, if the unemployment rate is over 10%, Republicans<br />
will be swept back into power.  If it&#8217;s under 8%, Democrats will<br />
continue to rule.  If it&#8217;s between 8-10%, it will be dogfight.  It will<br />
all be about the economy.</p>
<p>Hopefully this gets you really thinking about what&#8217;s happening<br />
in Washington and Congress.  There&#8217;s a left-wing revolution going on,<br />
according to Krauthammer.  He encourages us to keep the faith and join<br />
the loyal resistance.  The work will be hard, but we&#8217;re on the right<br />
side of the issues and can reclaim our country, before it&#8217;s far too<br />
late.</p>

<p class="MsoNormal">I sense that our Country is in great distress and needs the help of every American, today.  This is not the first time the banks have demanded help for their incompetence and greed.  Each time the have gone to the government and demanded the taxpayer have his money and wealth confiscated so the banks enjoy a strong bottom line.  This is not the first time, in my, lifetime, that this has happened.  If you are and American and truly want to help save your own freedom and personal rights, I suggest you send a copy of this article to each of your elected officials, demanding they cease and desist &#8220;bailing out&#8221; banks and other large corporations, because these entities should know how to manage their business efficiently.</p>

Because of this, I avoid politics like the plague, paying a mindful eye, but not bringing my views to bear on anyone. That said, with everything going on, I feel compelled to share some insight with you about recent affairs and how we may best navigate the turbulent times sure to come.</span></p>

<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">First, I want to express that we must immediately stop playing party blame games. I&#8217;ve been on both sides of the US political fence and there is both merit and flaw in both parties. If we are honest with ourselves, we can think back to what we learned in history about a system of checks and balances and realize that there is always room </span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">for both conservative and liberal viewpoints.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">Right now, we are being faced with a bailout of banks who clearly lacked fiduciary responsibility. This bailout will add 3/4 of a trillion dollars to the US national debt. This isn&#8217;t an arbitrary figure and it isn&#8217;t something we need to think of as the government&#8217;s.  This is a debt we will all take on.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">I do not agree that we should give these banks the money, however, I do not think we will have the opportunity to bring this out for more discussion. That said if we are to assume this &#8220;bad&#8221; debt, we must remember that these &#8220;notes&#8221; are backed by real estate, tangible property. If we are to buy these debts, then what we are buying is the defaulted properties. This means that every taxpayer in America should be getting in writing, a percentage ownership in these </span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">properties. (Yes, in essence we all become real estate investors.)  Once each of these properties are sold, we are entitled to full disclosure of how much this offsets the remaining debt and when all properties are sold how much debt we have left to erase in taxes or how much rebate or dividend we as the taxpayers who assumed this debt are entitled to recieve.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">We must for our economic well being and the future of our children demand on this to be implemented and held accountable.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">In the meantime, we must take decisive action to erase our outstanding consumer credit, and live within our means. Ben Franklin said long ago, &#8220;Neither a borrower or a lender be.&#8221; I remember my grandparents being prudent about saving money for the future. This is a lost art and it&#8217;s one well worth remembering.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">The problems that caused the mortgage crisis were not entirely because the loans were made to people who shouldn&#8217;t have had them.  While this played a part, it is beyond ethical to have ever allowed people to purchase a primary residence on an ARM or interest only note. This is the equivalent of investing in shorted stocks for a beginning investor, and it exposed a great number of people to risk they had no idea they were getting into. Most of America did not </span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">take accounting or economics in high school. </span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">The other problems that caused this are clearly the increased cost of gasoline, food and pretty much everything else as a result of the Federal Reserve lowering the prime interest rate too much causing inflation and the consumer getting no relief but rather higher APR&#8217;s from the banks.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">As each of our necessities became more expensive, we all were forced to cut the slices of pie a bit bigger and soon enough, there was no more pie for a great number of people. When the pie is gone it&#8217;s gone and so people defaulted on their loans.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">Again, the cost of gasoline should have been capped, to prevent this crisis from occuring but our government took only miniscule efforts  in controlling it. </span></p>
<p class="MsoNormal">
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">So then what is the solution? Self reliance. We must control our spending, and take steps to remove ourselves from energy resources we cannot control. There are new technologies and old world practices we can implement to do this.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">The Aptera is an all electric car that plugs into a regular 110 outlet.  The first version will be released in California this fall. This is a step away from the enslavement to oil. Next, Nanosolar out of silicon valley has developed a low cost, thin layer solar panel that cost 1/10th of a normal panel. Implementing this into your household means running everything as is, but without being on the energy grid.   This means when you&#8217;re neighbors can&#8217;t afford to pay the rising </span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">electric bill or there is a brown out, you&#8217;re still in climate control and can maintain as normal. Note also this means your </span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">electric car can still drive!</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">Finally, bio-intensive gardening, is a way to grow enough fruits and vegetables on your property to sustain the average family of 4.  Yes, even on your little lot this is a reasonable expectation.</span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;"><span> </span></span></p>
<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">Phase these things into your life and you will find that you can not only survive a depression if we have one, but also divert the money  you are saving to the principle of that mortgage and the savings you need to sustain your retirement.</span></p>

<p class="MsoNormal"><span style="font-size:10pt;font-family:Arial;">I know this is a long winded email, and I apologize if you think there is something you&#8217;d rather be doing, but I felt compelled to share with you my own personal plans to reclaim the same power of self reliance my grandparents and their parents had.</span></p>
